Save on stamp duty
Stamp Duty is only payable on the land purchase, not the home itself considering you are building onto land you have already purchased. After all, every bit of money saved counts!
Building materials and items used in your self-build aren’t charged VAT
Of course, there are a few exceptions, as there are to every rule! For example, white goods and carpets that can be taken out of the home do not qualify. But any integral part of your home does! Think about the savings you can make here. A new kitchen might cost £15,000. Add 20% onto that and you’ve got an extra £3,000 bill just in VAT. Now, of course, you can claim back VAT if you choose to build your home all by yourself. But you only have one chance to do this and you need to keep all receipts. However, self-building with a reputable company like ourselves means we don’t charge VAT in the first place – we can claim all of it back in one quick hit. Essentially, you can save hundreds if not thousands of pounds!
