We will prepare initial personalised plans for your self-build home along with a fixed fee that includes all preliminary planning requirements, regulations, warranties and complete build costs.
With complete flexibility to work towards any budget, we ensure complete transparency throughout the design stage of the process.
Once you’ve signed off the architect’s initial sketch, this will evolve into full architectural planning drawings, in conjunction we will also prepare all other supporting documents that are required for the planning submission. We’ll then submit to the relevant Local Authority planning department and manage through until decision.
Once an approval has been issued all pre-start documentation will be prepared by ourselves such as building regulation drawings, Structural calculations, and energy assessments so you can be ensured that everything is covered before ground is broken.

From the very outset, you’ll deal with the same small team of people, and have a direct point of contact throughout your self-build project.
Once your planning application is approved, we’ll work closely together to satisfy conditions, involving decisions on external materials and landscaping elements to apply for building regulations. We’ll also register your home with the NHBC and local authority.
You’ll have your own dedicated Site Manager but you can choose how much or how little you want to be involved. Regular meetings managed by the Construction Director ensure you always know what’s going on, at every stage of the process.
Our fixed approach to costing provides you with regular updates on budget. From start to finish, you’ll have maximum flexibility when it comes to the choices on your self build home.
