All the work that was carried out in the First Fix was preparation for the installations in the Second Fix. Once again, this can easily be categorised as joinery, plumbing and electrics. If the work was carried out correctly in the First Fix, then it should all be straightforward, as the last stages of your self-build project fall into place.   

We’ve almost nailed it

The Second Fix for the joinery really brings the rooms to life. Some skirting and architraves may have been fixed temporarily as a guide for the plasterer, but they will now be fixed permanently.

Skirting can be fixed directly to the wall, using plugs and screws, or wooden guide battens may have been fitted to the wall, to nail the skirting to. You may go for a simple five-inch softwood skirting, or a larger, Georgian style 10-inch deep oak – whatever is in keeping with the design and a reflection of your personal taste.

Architraves are fixed to the door linings, which are the frames in which the doors will hang. Any fixing holes in the timber will be made good using putty, so you won’t be able to see where skirtings or architraves are attached, in preparation for painting or staining.

Other carpentry items include the hanging of hardwood or softwood doors throughout the property. This is a deceptively simple but actually very complicated process, as anyone who has ever removed a door themselves to paint it will know. The full process includes siting and fixing the hinges to the door, and then the hinges to the frame. It also includes fitting the lock mechanism and handle, which all has to be aligned perfectly for it to work. Any interior window sills will also be fitted at this stage too.

This stage can also include detailed finishes to boxing out – to conceal pipework in a bathroom for example, or boarding to a bath panel, after the plumber has finished their fittings.

Switching on at Second Fix

The electrics is one aspect of the house where, if any mistakes have been made, they can be costly to rectify. So it’s important to ensure that all wiring and socket positions are exact before any plasterwork is carried out. All the wiring and socket plates are already in place from the First Fix, so it’s simply a question of fitting sockets, TV points, switches etc, to allow appliances to be operational.

The underfloor manifold system, if you’re installing underfloor heating, will require a live supply at this stage too. The manifold is responsible for circulating heated water from the boiler or other heating source through the underfloor circuits, while also controlling the pressure and flow-rates. When selecting a place for the manifold, choose a site where it can be accessed and installed easily and where the central heating pipes can be connected and radiated out. A good place is often under the stairs, in a storage area or in the wall near the electric meter.

Smart system at Second Fix

If you’ve opted for a smart system, much of your cabling will not be on view. Wireless technology is evolving all the time and the more wireless technology you can include in your new-build, the less clutter on display and the more aesthetically pleasing it will be on the eye.

If you have gone down the renewables route, then it is during the Second Fix when interfaces are installed for ground source heat pumps and solar panels, etc. We connect all services as part of CB Homes’ turnkey service, so that all systems can be fully tested and signed off as passing all relevant industry regulations.

Liquid assets

Plumbing is the last part of the Second Fix we look at here, though all three of these elements will be carried out at the same time. One technician many need another to carry out tasks during the ongoing installation – for example, an electrician will need to fit the power supply to a shower unit, while the plumber installs the water supply to it.

Plumbing covers all the aspects of the project that includes pipework. This includes fixing the wall-mounted radiators to the pipework, installing boilers, cylinders, header tanks and fixtures such as wash basins, shower trays and bathroom storage units. It includes the entire bathroom suite and any associated sanitary ware, such as a fitted toilet, basin and pedestal and bath.

In the kitchen, it will include mains water connections for the sink, but also gas supply to the hob. Some tiling will have to be carried out before certain sanitary items can be fitted – areas where the wash hand basin will be fixed, or a toilet cistern – while other parts (the kitchen splashback for example) will be completed later.

The kitchen is the heart of the home

The kitchen being fitted is another of those milestones in your self-build project that should be celebrated. You’ll see your design, your choices, your personality come to bear on the finished kitchen units, worktops and utilities. What was just a visualisation on paper and screen, and individual pieces of detail – a tile design, a hob or worktop configuration – is now a reality. Whether you’ve gone for high-grade granite worktops, glass and chrome, or a more traditional timber design, your kitchen will be the centrepiece of your downstairs living space.

With your kitchen and bathroom fittings in place, the interiors of your future home are really taking shape. All that remains now are the finishing touches. We’ll look at those next in the fifth and final part of our Self Build Guide to The Build.

Nowadays, when you build your own home, the demands of building regulations are such that a good standard of energy efficiency will always be achieved. This should be true whether you are building a traditional, contemporary or ‘hybrid’ house design.

Nowadays, when you build your own home, the demands of building regulations are such that a good standard of energy efficiency will always be achieved. This should be true whether you are building a traditional, contemporary or ‘hybrid’ house design.

Whatever the style, to make your home as energy efficient as it possibly can be, you need to make sure it will lose the minimum amount of energy in the first place by increasing its insulation and airtightness. Modern regulations have set a very good standard for insulation and are pushing for further improvements. Sealing up gaps and making sure there is no cold bridging in places such as between the bricks and the windows will make a big difference to the amount of heat that is kept in.

If near total airtightness is achieved, air becomes stale more quickly. To compensate, you can look at MVHR. This is a system of vents to aid ventilation and heat recovery that warms the incoming cold air with the heat from the outgoing stale air, achieving a consistent ventilation rate. The heat recovery ‘box’ itself is about the size of a small fridge and the filters will need replacing regularly to ensure optimum performance.

By adopting this ‘fabric first’ approach, you will be able to optimise the design of the building itself as far as you can. Once that’s done, it’s time to think about your energy supply, what it will be and how it will be sourced.

Energy efficiency in heating solutions

Heating contributes about one third of the country’s carbon emissions. As well as emitting high levels of carbon when they are burned, fossil fuels are also fast running out. From 2025 installing gas boilers in new build properties will be banned in new homes.

Building in the countryside

Your self-build may well be a rural retreat that is in a small hamlet with no gas supply. With oil fuelled boilers being phased out, an LPG tank for gas can be the answer instead. It is also possible to use BioLPG, which is produced from LPG waste, as a renewable and more sustainable alternative.

A biomass boiler can be a popular choice for an environmentally aware self-builder. These run on wood pellets or logs. It’s worth bearing in mind that these are large units, about twice the size of a gas boiler. You need to remember that some maintenance will be required and you need to allow for storage space for the fuel supply too.

A heat pump might be an option

Graham Sime, Director of TSPEC, a xrenewable energy specialist, says, “These systems use air temperature or closed loop ground heated fluid, to heat domestic hot water and heating systems via heat exchangers to reach controlled temperatures up to 75 degrees if needed. Heat pumps also reduce your CO₂ as there are no emissions.  In addition to the savings, there is also the Ofgem operated RHI scheme. This offers households an investment support scheme, which will give you a payment every quarter for seven years based on the heat load of your home.”

A heat pump box is straightforward to camouflage and can easily be sited outside on a blank side of the house where it is unlikely to be overlooked or spoil the exterior appearance of the property.

In extremely cold weather, a heat pump can struggle a little. A combination of underfloor heating downstairs and a few radiators upstairs, which will rarely be used, is a popular choice for many self-builders. Underfloor heating does not require such high temperatures as radiators do, which increases fuel efficiency. The heat stays at ground level where it will be most appreciated. There is no doubt too of the aesthetic appeal of uncluttered wall space that underfloor heating allows.

Hydrogen for the future?

Out of all the alternatives to natural gas being investigated, it looks likely that the future for heating most homes in the UK lies with hydrogen boilers. Hydrogen is a highly efficient fuel. When it burns it does not produce carbon, just water and heat. Significantly, a hydrogen network could use the same pipelines, fittings and boilers as natural gas. This means the existing gas network could be used, rather than the whole infrastructure having to be replaced.

Major manufacturers are working on hydrogen ready boilers, which will work with natural gas but can be switched over in the future.

Solar power

Solar power is becoming more and more popular with homeowners as a way of saving on their energy bills, increasing energy efficiency and producing their own power.  UV panels harness the sun’s rays to become electricity.

According to one of our architects, Russell Baker, one of the main issues that holds back many self-builders from incorporating solar panels is a question of aesthetics. To be most effective, panels need to be between south east and south west facing, which may well mean they are at the front of the house.

Russell says, “Solar panels are increasingly efficient but in many cases still do not look very aesthetically pleasing. This can be an irritation if you have spent both time and money making sure your new home will blend in beautifully with its surroundings. An alternative is solar roof tiles by the likes of Tesla.  They cost more but do look much better, thanks to the slate grained appearance and the way they are fitted to reach all the way to the edge of the roof.”

In some cases, customers can earn money back by selling excess energy to their suppliers. Including solar power in your self-build could make a difference in the long run to your energy efficiency and national grid savings.

Graham Sime says, “There are many innovative ways to utilise and maximise the use of the free electricity a household generates. Simple solutions such as immersion control to supplement hot water production are very commonplace. Battery storage, which minimises grid consumption day and night, is ever increasing in popularity. Further advances in technology now even enable you to directly charge your hybrid or electric car from the PV panels with fast charge capability up to 32A.”

Electric car charging points

The UK’s car charging infrastructure is growing rapidly. There are thousands of public car charging stations around the country. An estimated 80% of car charging happens at home and electric charging points are already being fitted at many new build homes.

Incorporating renewable technology will add a certain amount to the price of self-building your home. When you are doing price comparisons, it is important to remember to include costs for any ongoing maintenance that is likely to be required, rather than just considering the installation costs.

When you are planning your self-build project, it’s important to talk to your architect and contractor. Share your thoughts on what you want your home to achieve regarding energy efficiency, while keeping within your budget.

Now you have secured finance for your self-build, selected your project team and worked out timescales for your self-build project, it’s time to run through your pre-start checklist. There is a lot of paperwork involved and if you are managing the project yourself, you need to be sure you have completed every step.

Preparation for Planning and Building Regulations

Do you have all the right drawings and do the drawings for Building Regulations match the ones for Planning? It’s very important that everything, such as boundary distances and heights, are the same. This avoids falling foul of regulations further down the line, when rectifying mistakes can be expensive and time-consuming.

Once you have planning permission in place, as a self-builder you need to make sure you fill in the paperwork for Community Infrastructure Levy (CIL) exemption.

Make sure your Building Regulations plans and SAP assessment have been submitted and approved.

If your planning permission involves any planning conditions, they need to be cleared if needs be before construction commences. These could be things like supplying details of manufacturers for particular materials.

Building Control

Building Control helps keep building standards quality high by ensuring that building work complies with the building regulations, a set of standards intended to protect people’s safety, health and welfare in and around built environments. Have you decided who you are using for Building Control? You will need to make an application before you start work.

If you are going down the replacement building route, check whether you need to submit a demolition notice to Building Control.

Health & Safety

You need to let the Health & Safety Executive know that you are starting on your construction project. Any project that is going to take more than 30 days is notifiable.

Warranty and insurance

Remember to make sure you have a structural warranty for your new home and, as soon as you have exchanged contracts on your building plot, you need to make sure you have insurance. You can get a comprehensive policy that’s tailor made for self builders. It will cover you for public liability, building works, employer’s liability and personal accident.

Services to site

Don’t forget that you will need to bring services to your site via the relevant suppliers. This may require a wayleave if you need to get access to private land or digging on public road. Either way, you will need electricity or gas eventually, and a water supply as soon as construction starts.

A place to live

Unless you are one of the minority who can stay in your current home while your self-build project is under construction, you will need to arrange for a place to stay for the duration of the build. Be realistic about how long this might take, particularly if you are renting accommodation.Contractors and materials

If you are managing the project yourself, you need to issue invitations to tender and select your main contractor and trades.

Remember to make sure that your products and materials are ordered correctly so the lead in times work for your schedule.

Budget for self-build

Right from the start, keep track of what you are spending to stick to your budget. If you are managing the whole process yourself, remember you will need to allow for costs of an architect’s drawings, legal fees, insurance and full build costs. It’s wise to have a contingency budget of around 20% in case you come across any unforeseen issues.
